Decision-ready guidance. A regional drought watch does not mean aquatic facilities should panic. It means pool owners and managers should understand how much water the facility uses, where that water is going, and whether any portion of that use may be preventable.

Why this decision matters

Water use is becoming part of the regional conversation in a way many boards and property managers may not have had to address in past pool seasons. Even when the public water supply remains stable, voluntary conservation requests can raise fair questions from owners, residents, boards, and managers.

For a commercial pool, the right first step is not alarm. It is measurement, context, and practical review. A pool will naturally use water during normal operation, but not all water use is equal. Some water use is expected. Some may be caused by leaks, excessive backwashing, splash-out, evaporation, autofill operation, or inefficient maintenance practices.

Questions worth answering early

  • How much water does the pool actually use during the operating season?
  • How much of that use appears normal for the pool type, size, and operating conditions?
  • Is the autofill running more often than expected?
  • Are there signs of leak-related water loss, unusual refill frequency, or unexplained utility increases?
  • Are backwash frequency, filtration practices, pump run time, or operating procedures contributing to avoidable water or energy use?
  • What does seasonal water use translate to in cost, and how should that be explained in the operating or capital budget?

Where water use can hide

Commercial pool water use is often spread across several small causes instead of one obvious problem. Backwashing, evaporation, splash-out, make-up water, pressure testing concerns, leaking valves, underground piping, vessel leaks, deck drainage, and autofill operation can all affect the total picture.

The challenge is that many properties only notice the issue after the water bill is high, the pool requires frequent refilling, or a board member asks why water usage increased. By then, the conversation can become reactive.
